Structured inspections, room walkthroughs and warranty service

Use canonical project records, existing rooms and installed assets to preserve construction quality and service history through homeowner handoff.

How to use it

  1. Open Quality & walkthrough. Create an internal quality review, record an official inspection, add a punch item, or start a room walkthrough. Official results require an issuing authority or supporting document; ResiArk does not grant regulatory approval.
  2. Create a personal or company checklist template and review its revision before application. Company administrators manage company templates. Each inspection copies the reviewed items, and later template edits preserve active checklists. Guided walkthroughs repeat the checklist for selected existing property rooms and use Previous room / Next room navigation.
  3. Respond Pass, Fail, Not applicable, or Needs review. Explain failures and exclusions. Create one linked corrective finding from an unresolved response. Required responses and findings must be verified before an inspection passes.
  4. Assign shared corrective work to an authorized participant or an existing scoped trade grant. Contact names alone grant no access or send invitations. Trades see only assigned shared quality records and cannot verify their own corrections. Create a linked schedule task once when needed and complete it before verification.
  5. Corrections move through Open, Assigned, In progress, Ready for review, Verified, and Closed. Managers may reopen insufficient work and must record their reason. Every status decision, response and verification retains its author and history.
  6. Builder reviews begin private to their author. Review content before explicit homeowner sharing and before assigning someone else. Attach finalized field reports to reuse existing private photographs, or upload an explicitly shared project document. Uploaded photos are validated and stripped of location metadata. Evidence retains its reviewed document version.
  7. Required inspections and findings block handoff, including internal records whose contents remain private. Optional reviews are informational. Handoff snapshots include approved shared checklists and evidence associations. Accepted construction reviews are preserved; new corrective work is recorded as warranty service.
  8. In Warranty care, submit a service issue associated with an existing room, shared installed system, or homeowner-selected inventory item and warranty claim. Identify the builder obligation or manufacturer warranty being reviewed. Dates and request acceptance do not determine legal coverage.
  9. Service moves through Submitted, Under review, Accepted or Declined, Scheduled, In progress, Resolved, and Closed. Record an appointment date when scheduling and repair details before resolution. The requester may close resolved work, reopen a closed or declined request, or escalate with a reason.
  10. Closing equipment-linked service writes one permanent maintenance record against the same asset. Reopening updates that repair history without duplicating equipment. Shared service history remains homeowner-readable after the builder connection is removed. Open Contextual discussion for comments tied to the exact inspection, finding or request.

Active construction collaboration requires the household’s Ark+ entitlement. Household roles and builder permissions still apply. Existing history is preserved when access changes.
