Building a Home
Prepare and review the homeowner handoff
Readiness comes from saved completion evidence; acceptance remains a homeowner decision.
How to use it
- Open Homeowner handoff. Follow the readiness links to complete stages and tasks, resolve decisions and information requests, obtain quality acceptance, verify equipment, and supply completion documents.
- The homeowner reviews each closeout requirement using shared evidence or a reason why it does not apply. Tasks, phases, milestones, outstanding decisions, quality items, and equipment synchronization must be resolved. Missing serial numbers, equipment documents, warranty dates, and maintenance instructions are separate informational reminders.
- In Review the homeowner package, inspect the document versions, shared construction records, permanent systems, published as-built map records, and closeout evidence. Use Load more to review additional records. Private reports and builder-private notes are excluded; share approved field reports before reviewing the package.
- Only the homeowner can acknowledge and choose Accept reviewed handoff. Acceptance checks that the preview is still current and saves a dated package snapshot. If evidence changes during review, choose Refresh package and review again. Older handoffs without a historical snapshot are identified clearly.
- Download shared record summary retrieves all pages of shared construction records, field details, comments, quality checklists and evidence, and selection revision links; it excludes private notes and company finance. Original files are downloaded separately from Documents. The JSON summary is not a file archive or a transfer of access.
- For a company-created property, use Customer access and property ownership to invite the customer by verified email. They accept in /homebuilder/customer. Review the retained company access, property records and unchanged subscription billing, then request ownership acceptance. The receiving homeowner accepts explicitly; removing the original owner’s household membership still preserves separately granted company project access. This transfers ResiArk administration, not real-estate title. Final construction acceptance is a separate reviewed action.
- After acceptance, construction schedule changes are locked. Warranty records remain available while authorized builder access and Ark+ remain active. The homeowner can remove access at any time and controls conversion of a New Build into a standard home.
- Each property’s homeowner manages its subscription. If Ark+ becomes inactive, builders cannot open its construction records until it is restored. Saved history is preserved. Revoked project access removes that property from the builder portfolio.
Active construction collaboration requires the household’s Ark+ entitlement. Household roles and builder permissions still apply. Existing history is preserved when access changes.
